How can I know when my property is booked ?

Once you join our services, you will receive instant and permanent access to your property's calendar, which displays all confirmed reservations. In addition to this real-time visibility, you will be notified via email and/or SMS for each confirmed or canceled stay. This way, you can stay informed about your property's bookings and manage your personal schedule accordingly.

Why are you more expensive than others, and do you provide management fee discounts?

We understand that our services might be priced higher compared to some competitors. However, the increased investment is reflected in the exceptional level of attention and resources dedicated to your property. While other managers may have one or two people overseeing your property, we provide a team of four specialized professionals to ensure the best possible care and results.To maintain fairness among our valued homeowners, we adhere to strict pricing policies.
That said, we do offer discounts for multi-property owners or groups of owners who join our services together. This allows us to provide the highest quality of property management while still delivering cost-effective solutions for our clients.

How do you advertise my property?

To effectively advertise your property, especially in the context of short-term rentals, we use a comprehensive approach that combines various strategies for maximum visibility and engagement:
We start by listing your property on well-known rental websites like Airbnb, Booking.com, as well as our website. These platforms have a large audience base and provide exposure to potential guests from around the world.

What do I get with the Concierge service?

Managing bills involves ensuring all property-related expenses are paid on time, from utilities to service fees.
Bi-monthly apartment inspections are conducted to assess and ensure the properties are in top condition, identifying any need for repairs or upgrades.
Maintenance of the apartments includes addressing any issues found during inspections or reported by guests, ranging from minor repairs to major renovations, ensuring each property remains appealing and functional for guests. This comprehensive approach helps in maintaining high standards for the properties.

How often can I use my property ?

You are free to use your property as much as you like, as it is YOUR property. However, we ask that you do not cancel any confirmed reservations that were booked prior to your request to stay. Canceling confirmed reservations can severely impact our portfolio's reputation and our ability to provide a consistent experience for our guests. To ensure smooth scheduling and avoid any conflicts, please use our internal calendar access so you can seamlessly book directly.

How do you handle damages and deposits ?

To ensure the protection of your property, all our reservations are covered by damage protection insurance. We understand that accidents can happen, and guests may occasionally misuse items. With this insurance in place, we can maintain an optimal guest experience while addressing any damages or replacements needed for your property. This approach eliminates the need for traditional security deposits, streamlining the booking process and providing peace of mind for both property owners and guests.

How can I terminate my contract?

We believe in maintaining a positive working relationship with our clients and do not force anyone to continue working with us if they choose not to. You are always free to stop working with us; however, we will need to honour any future confirmed reservations for your property.
In the event that we need to relocate a guest for any reason, the associated service and relocation fees will be charged to you. This ensures that we can continue to provide a consistent and satisfactory experience for our guests while addressing your decision to terminate the contract.

How does the payment process work?

We collects rental payments from guests on behalf of the owner. This could be through online payments, credit cards, or other agreed-upon methods.Before disbursing the funds to the owner, the property manager deducts any agreed-upon fees, which can include c fees, maintenance costs, or emergency repair funds.
‍Wovide a monthly statement detailing the income received, any deductions made, and the net amount payable to the owner. This statement ensures transparency and helps owners keep track of their property’s financial performance.
Payments to owners are made on a monthly basis. It might be arranged that payments are made to the owner on the 10th of every month for the previous month’s earnings.
The method of payment to the owner is usually agreed upon in advance. Common methods include direct deposit to the owner’s bank account, which is fast and secure.
In addition to monthly statements, we provide annual reports summarizing the property’s financial activity over the year.
